We see all the time how a good and thorough Schematic Pricing set helps us avoid the pitfalls of waiting too long to get an official pricing estimate. Still, we understand how the process can be overwhelming and confusing for clients. We hate that feeling, just as much as you. Instead of leaving it to chance, we take a different approach to helping our clients navigate the confusing and variable world of construction costs.

Considering a project? Or, just curious about something? First name Please enter your first name. Have you always dreamed of having a games room or entertainment centre? Do you want to give your teenagers their own space? Knowing that you now have a place where you can have an office, dry storage area, or a complete apartment to rent out adds value to your home. Benching is a less costly and quicker way to create more space in your basement.
It involves digging down to the depth you wish your new foundation floor to be and creating new walls to extend from the new depth up to the existing. This new wall has to be reinforced and has a cap — which creates a bench-like structure around your new foundation floor. You can use the new wall to create book cases, shelves or add cupboards for storage. This method is good if what you need to do is create useable space to free up space elsewhere in your home.
It does add living space but not quite as much as the underpinning method. So, underpinning or bench footing? Both add space. Both strengthen your foundation.
Both make your basement a more flexible space for renovations. A crawl space is essentially just a short basement , typically without a finished floor. To convert this low crawl space to a full-depth basement , the soil within the perimeter is first excavated to the desired depth, typically by hand. Basements have footings and typically 8-foot walls built on a 4-inch concrete slab. Very simply, the basement conversion project entails a few critical steps.
First, you must assess the current structure thoroughly, and then dig out the basement to pour in a new footing — under or beside the existing foundation. Then excavate rest of the floor , waterproof and put in a new floor. There are two methods of lowering the floor of your basement.
One is called Underpinning and the other Benching. Both involve structural changes to your foundation walls and footings that will enable you to have more useable space and allow you to have the basement waterproofed. Underpinning Tips The underpinning process must be started from the corners and the working inwards.
Underpinning must be made only on load-bearing walls. Do not underpin below non-load bearing walls. Start underpinning under a strip of footing. After the excavation has been completed, add concrete to the cavity. Underpinning is also performed when a homeowner wants to have their basement foundation dug out to increase the ceiling height of their basement.
This is also known as basement lowering. A basement alone does not guarantee safety during a tornado. If there is nothing there you can safely dig up to at least 25 feet without having to worry about any legal repercussions. Anything beyond that and you really will need to do research for your local area and find out if there is anything anyone owns mineral rights too in the area. Think carefully before you do it.
That video is concerning when it comes to the rebar. If the rebar is providing support to the foundation and therefore the house, how is a little piece of wire wrapped around two separate pieces doing anything? Otherwise, the weight of the house is only on the straight piece going down into the concrete and the tip of the bent piece. It does not look safe to me. Some interesting tips — thanks a lot. Nice one! I like the outfit of the characters.
Wish i could do the same thing too but im not that techie. Good info. I think that the underpinning is an ultimate solution for week foundations and basement lowering. It is also good idea for those people who want to build another storey, bcs week foundation may not hold an extra load. Here you can find some more info about basement lowering underpinning in Toronto. It was built in , brick. The basement ceiling is about 6 ft hgh, but by the time one were to hide the pipes et al and put a false ceiling, it would be too low.
The floor itself is dirt with bricks — that can be easily dug out — so it will be interesting to see what the contractors say. Good luck with your project! Both are equally effective but the decision depends on what the requirement is. We did the renovation work at our house in Toronto late last year and it was the first time we heard about underpinning.
Can you give a rough idea of the cost to add 1 foot height to a sqft bungalow? We are thinking of doing an extension on the bungalow and would like to have the basement at the same ceiling height. All I can say is that it is time consuming and expensive. New plumbing, new electrical, making sure the basement is water tight.
Flood drainage system. What materials to use when finishing, insulation, mold board. There are a lot of variables. It is important to find a someone who has a good reputation but is willing to talk through all aspects of the job so there are no surprises. A company like G J MacRae can give you a no obligation quote and talk through the process with you.
